Use a Roof Cleaning Service to Remove Algae, Moss & Stains
If your roof is badly stained, a roof cleaning service will help restore it.
What Causes Roof Stains
A professional roof cleaning improves the look of your home and extends the life of your roof. In fact, many people end up replacing a roof earlier than they have to simply because they're not aware that roof cleaning services exist.
In addition to extending the life of your roof, a professional cleaning will improve curb appeal and allow roofing tiles to properly do the job of reflecting sunlight.
What Does a Roof Cleaning Service Do?
Professional roof cleaning services apply a chemical cleaner that removes buildup of algae, mildew, mold, fungus and lichen - all of which eat away at your roof over time. These substances, which tend to grow in areas that receive lots of moisture and little sunlight, compromise the strength and integrity of your roof.
Most roof cleaning companies can also apply a coating to prevent regrowth, but if you opt for this service make sure the work is warrantied for at least three years. Some companies use pressure washers; others do not. There's some debate over whether pressure washing can cause further roof damage.
Most roof cleaning services shy away from spot cleaning. They'll want to clean the whole roof to preserve the integrity of the structure. The one exception tends to be cases where homeowners are required to clean their roof by their insurance company or homeowners association. In that case, you can usually work out a deal.
How Much Does a Roof Cleaning Service Cost?
The cost to have a roof cleaned depends on the size of your home, the condition of the roof and your location. Prices start at about $200 for a small home and can range up to several thousand dollars for commercial buildings.
Generally, the bill for an average-sized home is $400 to $600. But keep in mind that the longer you wait to have your roof cleaned, the more it will cost.
Roof Cleaning Service Tips
- Shop around - Get quotes from multiple roof cleaning services to find not only the best price, but the service that seems the most experienced and professional.
- Check credentials - Make sure the company you choose is authorized by the manufacturer of your roofing material. Find out if the company is certified by organizations like the Roof Cleaning Institute of America. And check the company's track record with the Better Business Bureau.
- Request a written quote - Before you agree to any service, request a written estimate. This helps ensure that the price you are quoted is the price you will pay. Look over the estimate thoroughly before signing anything.
- Request proof of insurance - Accidents are rare, but they do happen. Make sure the company is fully licensed and insured, just in case the technician accidentally damages the roof.
